Cast Iron Pipes
Cast iron was the standard for sewer lines in homes built from the early 1900s through the 1970s, which puts it beneath a large share of Chicago’s older bungalows, two-flats, and greystones. It was popular for good reason: cast iron is strong, resistant to physical damage, and does a good job muffling the sound of water moving through it.
The tradeoff is corrosion. Over decades, the interior of a cast iron pipe gradually rusts and scales, narrowing the diameter and roughening the surface the water flows across. That rough interior gives grease, debris, and waste more surfaces to cling to, which is why homes with cast iron sewer lines tend to deal with slow drains and recurring clogs more often as the pipe ages. Eventually, corrosion can progress to the point of small holes, cracks, or full structural failure, at which point drain cleaning is no longer enough, and the pipe needs sewer line repair or replacement.

Clay Pipes
Clay, sometimes called vitrified clay pipe, was widely used for sewer lines from the late 1800s through the mid-1900s, particularly for the sections running from a home out to the municipal sewer connection. Clay pipe is durable in terms of chemical resistance and doesn’t corrode the way metal pipe does, which is part of why so much of it is still in the ground today.
Its biggest weakness is that clay pipe is made up of multiple segments joined together, and those joints are a natural entry point for tree roots. Roots are drawn to the moisture inside sewer lines, and clay pipe joints offer just enough of a gap for small roots to work their way in. Once inside, roots grow and expand, cracking the pipe further and eventually causing blockages or full collapse. Clay pipe is also more brittle than iron or plastic, making it more vulnerable to shifting soil, ground freezing, and pressure from nearby construction.
Homes with clay sewer lines often deal with root intrusion as their primary issue rather than corrosion, which usually calls for a different repair approach depending on how much of the pipe has been affected.
PVC Pipes
PVC has been the standard for new sewer line installation and sewer line replacement since roughly the 1980s, and it’s what you’ll typically find in newer construction or in homes that have already had their sewer line replaced. PVC doesn’t corrode, doesn’t offer the rough interior surface that cast iron does, and its jointing is more resistant to root intrusion than older clay pipe.
That doesn’t make it indestructible. PVC can still crack under significant ground movement, shift due to poor installation, or sustain damage from nearby excavation. But compared to cast iron and clay, PVC generally requires less frequent drain cleaning and holds up longer before needing repair, which is a major reason it’s become the default choice for new installations and full pipe replacements.
Why the Material Matters for Repair Decisions
The type of pipe running beneath your home affects more than just how often you’ll need service. It also shapes what kind of repair actually makes sense when a problem shows up.
A cast iron line with isolated corrosion may be a good candidate for a trenchless liner, restoring a smooth interior surface without a full excavation. A clay line with root intrusion in one section might only need that section repaired, while a line with widespread cracking throughout may call for full replacement. PVC damage, when it happens, is often localized and more straightforward to address.
